When you're buying a home, you'll need to know about any major systems that need repairs. You're already making a big purchase with your new home, so make sure you watch out for these warning signs and avoid a costly system replacement in the near future.

A Noisy System

No one wants to listen to a constant whirring sound or a clanking coming from the furnace. If a home's HVAC system is noisy, there are several possible reasons. If you suspect it is the furnace, you should contact a technician if it sounds like scraping or thumping. Humming probably isn't a cause for concern unless you're also noticing other problems like weak airflow or unusual smells.

The house might also have ductwork that wasn't laid correctly, which can result in sounds when the air is forced through the system.

Poor Indoor Air Quality

Take note of how the air feels when you visit your potential future home. If you feel irritation when you breathe or go into a sneezing fit, you need to find out why the indoor air quality is so poor. Luckily, indoor air quality is usually fairly simple to fix. You may need to schedule a duct cleaning or install a stronger air filter!

Faulty Air Conditioner

If you're buying a house in the winter, you might think much about the air conditioner. However, come summertime you're going to need a working AC. Make sure you have some knowledge of their system such as when it was installed and when it was last serviced. If it has a history of constant repairs, make sure to include that in your budgeting costs.

Your HVAC system is one of your most important home systems. Spend a few extra minutes asking questions about the homes, especially if you have the house inspected.
